There is something about the big wooden house that makes us all jealous: the owners need not worry about wasted space. But for a smaller floor plan, we need to awaken our creative juices and make a count every inch. And that means getting rid of the dead space. The hallway is a big culprit. I think it has to do with how we grew up, because some people can not imagine the bedroom opening into the kitchen or dining room. However, today’s open floor plan begins to eliminate old prejudices. Do you really need a hallway with a bunch of doors that look like hotels? You can turn that space into a usable place if you rethink how the room can flow. I also saw a balcony that led to the row of bedrooms.

The candidate attic room is transformed into a catwalk, which has no purpose other than an open aisle. Loft that is too small for tables and chairs is a potential waste opportunity. How will you handle your front door? There are many trade-offs. His entrance became the commander of his very large room, which could have been terrible if it led directly to the grand staircase. Foyers themselves create a lot of dead space and tend to be difficult to equip. But if they are too small (if the front door is crowded by a closet or wall) the guest feels a bit claustrophobic. The front door that opens into the hallway can have the same effect, and when placed outside the center, sometimes they look like thoughts after the event.

Some floor plans eliminate the question by doing away with the front door altogether, entering the large room from the deck. However, a house without a front door bothered many people, and this could cause problems with resale. This helps give the door an unlimited view. There is a floor plan that enters the house directly into the middle of the big room. This certainly creates an expansive feeling, but an invisible path needs to be defined so that you do not stumble on the couch when entering the house. It does create a challenge from where to put the furniture. At the same time, large large rooms can easily become spacious … how many sofas does one room need? When I designed my floor plan, I initially wanted a big big room, but I could not think of anything to do with it.

I already have my dining room on the premises, which already has a table. Do I need another table in the big room? In the end, I make a bigger smaller room and create a quiet room in another part of the house (big rooms can be very noisy if you have the attic). We tend to want to fill the walls with windows. Floor-to-ceiling windows look good, but you can not put any items in front of them. So the furniture is pushed to the center of the floor, which demands a mental adjustment for most of us. Then we add the fireplace into the mix, which usually requires a fireplace. Doors and windows will also determine what you can do with your floor space. If you find yourself short of wall space, maybe a pocket door would be the solution (although this is usually used between the dining room and the living room). In any room, if your window is too close (or too close to your door), you may not be able to put furniture in between.

For example, when you look at the wall of your bedroom, you need to know how many straight legs your head will lift, then your dresser and drawer. You will have at least one closet door, entrance to the room, and maybe a door to the bathroom. Where to sleep? The door swing is another bugaboo. Once the door is hung, you can not change the swing, so ask yourself where you want the door to open into the room; the choice will be up to you. If you have two doors round the corner to each other, make sure they do not bang on them. See if the bathroom door can open all the way without touching the dresser or toilet. French doors open either in or out, depending on the type you buy.

If they swing out, you will have more space but the screen will be inside. My French door did not come with a screen, which was a real nuisance. Keeping in mind that each door creates dead zones on both sides, it sometimes saves space to put two cabinet doors across from each other as the entrance to a room. Or, ask your closet door to open the foyer, which is dead. Some people design their cabinet doors to open to the bathroom. That way, they use more bedroom walls. The space at the bottom of the stairs presents its own question.

Usually, the underground staircase is placed directly under the stairs to the second floor, with a fence to make you fall in the hole. Think of an escalator. Climb up the ladder, you must make sure the roofline permits head clearance for the highest person you know. And you will need enough space at the bottom of the stairs to move furniture and big objects around. Small destroyers look beautiful on the outside, but from the inside you can put a window seat in a small room, or maybe not as high as anything. Try using wide dormers that will accommodate furniture, or a bathtub, or even a bed.
